Upon purchase of a Waterside Lot, all Lot Owners are added to a Waterside HOA Google Group for official HOA email communications. If you are a Waterside Lot Owner and for some reason you are not receiving these emails, please check your spam or junk folder or contact us at the email above. Additionally, if you want to learn more about ongoing Waterside social events, we can add you to our Waterside Social Google Group at your request. Thank you!

BOARD MEETINGS
Waterside Board meetings are open to all HOA members and are typically held the 4th Monday of each month at 6 pm via Zoom. The agenda and Zoom link are sent out to the community via email one week before the meeting. Meeting minutes are distributed via email shortly after the meeting.
ANNUAL TOWNSIDE COMMUNITY WALKTHROUGH
To address any issues related to Waterside CCRs, the annual community walkthrough was held on Thursday, April 4th in alignment with our Waterside enforcement procedures. The procedures can be found on this home page under "Documents".
ANNUAL HOA MEETING
The 2024 annual HOA Meeting date is Monday, November 4th at 7 pm via Zoom. Please save the date! The agenda (including the 2025 budget and annual election of the Board) and meeting link will be emailed to HOA members 2 weeks in advance of the meeting.
Notices
ANNUAL ASSESSMENT
2024 annual assessment ($400 per lot) is due March 31, 2024. Invoices are sent via U.S. on or before March 1st. Payments recieved after April 30th (60 days past due) are subject to a $50 late fee. Ongoing outstanding balances are subject to 12% annual interest.
SAFETY
Roadside safety is a Must! Please ask any Contractors doing work on your property to slow down (25 mph max) and stay on the road while driving in our neighborhood. We have many walkers and pets, and blind spots can be troublesome. Thank you!
ROAD ISSUES
Please report any Road related issues (trees down, street light outages, etc.) to the Waterside Roads Committee at info.watersidesml@gmail.com.
NEW BROADBAND OFFERING
In late March or some time in April (weather dependent), ZiTel will be installing fiber optic lines throughout our neighborhood (similar to the Virginia Telecommunications Initiative currently underway across Bedford County). This will provide our community with another option for high speed internet, in addition to Xfinity Comcast already available to residents. An email and letter was sent to all Lot owners in late January with important information regarding the installation. Lot owners must mark/flag any private utilities (e.g. sprinkler systems, electric dog fencing) located within the roadside easement to avoid breakage. Architectural Review Committee (ARC)
Planning any structural adds/changes or other improvements to your Lot?
Don't forget to submit an ARC application prior to any driveway, pathway, dock, home, garage, shed, fencing, retaining walls or any other improvements. This includes removal of any trees with a diameter of eight (8) inches or larger measured six (6) feet from the ground, or planting of any trees between the house and the lake.
Please refer to the Waterside Covenants for all architectural requirements and construction standards. You can find the Covenants and the ARC application in the documents section of this website. Please include a copy of your plans with your application. Submit completed applications to arc.watersidesml@gmail.com.
Note about tree removal
Per the Waterside Covenants Article III Section 7 -- No trees 8 inches or larger in diameter, measured 6 feet from the ground, shall be removed from the property without ARC approval. Submit a completed ARC application (found under the documents section of this website) to arc.watersidesml@gmail.com. Thank you for your cooperation!

Townside Property Management
To better serve our community, we are excited to announce our partnership with Townside Property Management. John Byers and his team bring vast knowledge and experience and have been helping HOAs in the Roanoke area for nearly four decades. Their responsibilities include annual dues collection, accounting and financial reporting. Please log into their online services to pay dues at Townside Property Management. Waterside Landscaping
Lester's Lawn Care & Landscaping was recently selected to perform our roadside mowing, trimming, landscaping and snow removal. If you need any assistance on your Lot, please feel free to contact Ryan at ryanslester123@gmail.com or (540) 583-8484.
Buying or Selling a Property
Prior to Lot sale/transfer, the Seller is required to obtain from the association a "resale certificate" and provide it to the purchaser. The resale certificate contains HOA related financials, governing documents, and other required disclosures. To obtain the resale certificate, please contact Townside Property Management at (540) 239-6895 or johnb@townside.com. Per the Waterside Covenants, at the sale/transfer of any Lot a $300 transfer fee is payable to "Waterside HOA of Bedford County" at the time of closing. Restriction on Short Term Rentals
Questions regarding short-term rentals? Article II Section 4 "Use of Land" of the Covenants Third Amendment does not allow short-term rentals (anything less than 6 months). The HOA's goal is to preserve the character of the community as a long-term family style neighborhood versus weekly vacation rentals. The Covenants (including amendments) can be found on this home page under "Documents".
Neighborhood Happenings
Stripers Cove Clean-up and Pot Luck, as part of Virginia's Adopt-a-Highway program, is planned again for 2024. The Fall Cleanup and Pot Luck is scheduled on Saturday, October 5th. In addition to trash pick-up the group also trims our landscaping and trees around our Main Entrance. The Spring Clean-up will be planned in April. More information will be shared via email via our social google group. Come join the fun!!!
The 4th Annual Flotilla Party was held on Saturday, July 13th in the Waterside cove. It was a great opportunity to meet new neighbors and have some fun in the sun!!! Each year event information is sent via our "social" google group closer to the event. If you want to be added to the social google group, email us at info.watersidesml@gmail.com.
